Reservations
Reservations are accepted on a first-come, first-serve basis. You must be age 25 or older to make a reservation. There must be 1 adult (age 25 or older) per 3 people under the age of 25 staying in the unit at all times. We reserve the right to make inspections and request ID for verification purposes. All violators of this policy will be evicted immediately and all rental payments will be forfeited.
Reservation Deposit / Service Fee
A reservation deposit of 35% of the total rental charge, plus a non-refundable service fee plus a travel insurance premium (optional) will be required to confirm your reservation and is due upon booking. The service fee includes reservation processing, departure inspection, 24-hour on call, and concierge services. The amount of this fee varies upon unit. The balance of your reservation is due 14 days prior to arrival. We accept cash, traveler's checks, bank cashier's checks, E-Checks, personal checks with proper ID and credit cards (Master Card, Visa). An E-Check, or electronic check, is an electronic version of a paper check, used to process a payment. Any guest with a checking account can pay by E-Check through Instant Processing. Instant Processing debits the funds directly from the guest’s checking account. Paying by E-Check is convenient for guests who no longer have to mail a check to the rental office. All account information is encrypted and secured for your protection.
Travel Protection Insurance
Travel Protection is available through CSA Travel Insurance. The insurance premium is 6.5% of your total reservation amount and is automatically added to your balance when you book your vacation. The plan is optional and can be declined by signing a waiver form that is included with your reservation confirmation. This needs to be faxed to Dune Allen Realty at 850-267-3759 not later than 10 days after making your reservation. Please understand that no refunds for any reason will be given without the purchase of CSA Travel Insurance. If you have any questions, please call 888-267-2121.
Taxes
All rental rates and non-refundable service fees are subject to Florida state and local sales taxes.
Damages
A credit card number will be held for any damages, including extraordinary cleaning charges, or missing items resulting from your stay. Any damages or missing items will be the financial responsibility of the guest and your credit card will be charged accordingly. Dune Allen Realty will make a complete inspection of the property within 24 hours of your departure. We ask all guests to treat their rental property with good care.
Cancellation
Once your reservation deposit has been received, there will be no refunds given unless you have purchased CSA Travel Protection. In the event you must cancel your reservation, please contact us immediately. If you have purchased CSA Travel Insurance, please contact them at 800-554-9839 to begin your claim.
A $50 fee will be charged for any changes made to a reservation after the reservation has been booked.
Severe Weather
Refunds for Hurricane Evacuations are only given via CSA Travel Protection Insurance. There will no refunds given due to inclement weather.
Check-In
Check-in time is after 4:00 p.m. Central time. If unit is delayed due to unavoidable circumstances, there will be no discount due to a later than normal check-in. Should you require an early check-in, please call and make arrangements - we will do our best to accommodate you. If you expect to arrive after 5:00 p.m., please notify Dune Allen Realty at (888) 267-2121 to arrange for key availability, directions and other instructions.
Check-Out
Check-out time is by 10:00 a.m. Central time. Late check-out may be available for an additional fee. All keys must be returned upon check-out. A lockbox is available at Dune Allen Realty for keys returned before 8:30 a.m.
Pets
We have several pet friendly properties. A maximum of two trained pets are permitted in the pet friendly properties. A $200 non-refundable pet fee will be required for pet stays. Pet owners will be held financially responsible for any damage or additional cleaning that may be necessary due to pets.
Keys
Keys to the rental properties must be returned to Dune Allen Realty upon check-out. There will be a $25 charge for any unreturned key.
Emergencies
In case of an emergency, please call 911. Dune Allen Realty offers a 24-hour on call service for non-medical, non-hazard assistance.
Occupancy Rules and Regulations
- House parties, weddings and other large events are not permitted in any of our properties except for properties advertised as such.
- Furnishings must never be removed from the property for use outside or in other properties.
- Most properties restrict parking for Campers, Boat Trailers or Motor Homes. If allowed, they must be parked in appointed areas and at no time may be hooked up or occupied while parked on property. Some properties (mainly condominiums, town homes) do not permit vehicles, other than those that belong to guests on their lots because of limited parking space. Please make arrangements with Dune Allen Realty should you plan to bring more than two vehicles.
- Kindly extend consideration to other guests by maintaining reasonable noise levels and hours of activity.
- Dune Allen Realty property owners set maximum limits on the number of people their respective properties may accommodate.
- For any repairs due to abuse or negligence of property, guests will be held responsible and their credit card on file will be charged accordingly.
- Guests must leave all dishes washed and all garbage removed from the unit and placed in outside receptacles. Unclean dishes or garbage left in unit after guest departure will result in an additional charge to guest responsible. We ask that all guests treat their vacation rental with good care.
- Beach towels are not provided. As no linens or towels are to be removed from the property, we ask that you bring your own beach towels.
- Dune Allen Realty is not responsible for any acts of theft or vandalism, or any damages to any personal property owned by guest on the property during guest stay or personal items left by guest on the property after departure. We will make every reasonable effort to return left items to you.
- Dune Allen Realty serves as the agent for the owner of the rental property.
- The rental property may not be sublet and your reservation may not be transferred to another party.
- Smoking is not permitted in any of our properties.

- No pets are allowed in most Dune Allen Properties. The houses that are pet friendly have a $200 non-refundable pet fee. A maximum of two trained pets are permitted in the pet friendly properties. Pet owners will be held financially responsible for any damage or additional cleaning that may be necessary due to pets. Occasionally, some properties may become suddenly unavailable due to unforeseen circumstances. If so, and in the case of a confirmed reservation, you will be notified immediately. Be assured you will either be moved to a comparable or upgraded property or fully refunded.
